Warranty Deed
A warranty deed is the type of deed where the seller will guarantee clear title to a piece of real estate and has the right to sell it to the buyer.
Special warranty deed
Doesn’t protect as much as General Warranty Deed, the grantor of this deed conveys the property with 2 warranties:
- The grantor warrants that they have received title.
- The grantor warrants, unless noted specifically in the deed, that the property did not have any encumbrances during the period they owned the property.
There are no warranties prior to their taking title. If specifically stated in the deed, other warranties can be conveyed.
Quit claim deed
A quitclaim did does not have any warranties that the title is clear, research prior to purchasing is highly advised.

A deed it’s is the property’s legal title and it’s proof that ownership is transferred. It’s similar to the title you receive when purchasing a vehicle.

The best place to find out about property zoning restrictions is by contacting the appraiser’s office in the county you want the property. This could be done by a simple Google Search : ” (name of county) (state) appraiser’s office. When you call just say that you are interested in purchasing a vacant lot and you would like to find out the zoning restrictions. Make sure you have the property APN number ( Assessors Parcel Number) to help them locate the vacant lot you have questions about.
